Spending Money to Make Money







Updated kitchens and bathrooms will sell a home. It’s truly is the quickest way to add value to your home. Buyer’s today expect updated kitchens and bathrooms when buying a home. They don’t want to spend the time, energy, and the money to do it themselves. Sometimes you just need to spend money to make money and that is exactly what my clients did. Imagine this, golden oak cabinets, shiny brass light fixtures, fluorescent light boxes, a Burgundy color palette, and formica counter tops? It sounds like something straight out of the 1990”s doesn’t it. You see my clients lived in a popular neighborhood and they realized that if they spent some money on their kitchen to update it, they would ultimately make more money and it would sell quicker. The key to updating your kitchen for resale is to ask yourself ,”what can I do to get the biggest bang for my buck?” In our case, it was paint and a lot of it. New cabinets were completely out of the question. We just didn’t have the funds for it. So, we added trim, crowne moulding, new cabinet hardware and we painted the cabinets in a bright blue. Next, we added a quartz counter top in a nice neutral color and extended it so that it created a bar area to sit at. New appliances were a must because none of the appliances matched. We added some under cabinet lights and a simple subway tile that coordinated with our counter tops. The lighting in our space was not only dated, but it was just ugly. Recessed lighting and electric wall sconces replaced our old dated lighting. Panel moulding was added to the ceiling to add interest and to separate our space. My carpenter Kenny built us the banquette to add more storage and more seating. We removed the chair rail and repainted the entire space. New draperies, a decorative shelf, and a few accessories were added to tie our color palette together thus completing our updated kitchen. With our kitchen remodel complete, we contacted a local Realtor to sell the home. Seven days later we not only sold the house, but we received multiple offers driving the price of the home up higher. So you see, sometimes you have to spend money to make money.
